The site is zoned for housing and enjoys good sun and fine views over the Orkdalsfjord. It is located in an area of detached houses. The terrain is sloping and is currently used for agricultural purposes. There is a phasing requirement to build a footpath and cycle path along Gammelveien (kv 301) before completion certificates can be issued for homes in Malenarommet 2. Buildings may be erected with up to 2 storeys, with eaves height not exceeding 6 metres and ridge height not exceeding 8 metres. Roof pitch shall not exceed 38 degrees and buildings shall have pitched or mono-pitched roofs. Within the area designated for housing, the built footprint shall not exceed 25% of the net site area. Viggja is a short distance from the countryside, with good outdoor and recreational opportunities. Driving time to Trondheim is approx. 30 minutes and to Orkland approx. 15 minutes.
